What does Reaper armor "trolling the reaper", ability do?

The armor has the perk "trolling the reaper" which on top of boosting wand healing, it also makes you do "100% damage to zombie but 1% to all other mobs" what does it mean?

if i deal 100 damage, i'll do double to zombies, but still do 100 damage to everything else or 1 damage to everything else?
